Habitat for Humanity International A Habitat for Humanity affiliate's most valuable asset is the mortgage portfolio it develops from building and selling homes to partner families. Habitat estimates that its U.S. affiliates collectively hold $1.3 billion in mortgages. Although Habitat mortgages are interest free, they are otherwise much like conventional mortgages, and are typically repayable over 20 to 30 years. FlexCAP enables affiliates to accelerate the receipt of income from their mortgages and recover the cost of Habitat homes in a much shorter period of time. Affiliates then re-invest the funds to grow their production of affordable housing.
